Keefe Real Estate is proud to present Sugar Creek Preserve, Wisconsin’s finest conservation community. The vision was to build, on one of the most pristine sites in southeastern Wisconsin, a truly special, one of a kind, development that would blend in with the natural. To help make this vision a reality, the company asked nationally recognized land planner and author, Randall Arendt, to create a design that respected the site’s natural features and did not “over-power” the property. To execute this ambitious plan, Red Wing Land Company was established, and has since become one of the preeminent “green” developers in the state.
The project plan, arrived at by utilizing the 4 stage Conservation Design Process espoused by Randall, preserves approximately 177 acres, or over 69%, of the site as open space for the benefit of all homeowners. While the 52 home sites are “clustered” on lots ranging from 40,510 sq. ft. (.93 acres) to 187,448 SF (4.3 acres) with the average being 53,500 sq. ft. (1.3 acres), the proposed density yields 1 home site for every 5 acres of land.
However, the design process did not stop when the land plan was completed. Red Wing, along with its engineering and natural resources consultants, with the assistance of Walworth County, designed an environmentally friendly storm water management plan which will includes infiltration techniques such as rain gardens, rock cribs and native grass buffers. The intent of this plan is to capture, clean and infiltrate into the soil as much of the storm water runoff as possible before that water reaches the slopes and the creek valley.
Additionally, an overall “Open Space Management Plan” was authored which directs the care, maintenance and restoration of the open space. At minimum, this plan will preserve the current state of the property and protect against further deterioration from invasive species or erosion while also directing future restoration efforts.
Sugar Creek Preserve includes an extensive landscaping plan with an emphasis on the use of native species which will include beautifully designed entryways, berms and plantings to create a physical and visual transition between surrounding land uses, along with common street signs, mailboxes and lamp posts. The landscape plan is intended not only to create a common theme throughout the project but to also be functional (assisting with infiltration) and to create harmony between adjoining but differing land uses.
While the 52 lots will be sold to third party purchasers, all open space will be owned by the Sugar Creek Preserve Homeowners Association. The Association will be responsible for the care and maintenance of the open space areas as well as the landscaped areas, entryways and existing dam that creates the project’s signature water feature.
As Sugar Creek Preserve is an upscale community catering to those who cherish nature, privacy and exclusivity, the homes constructed in Sugar Creek Preserve will be subject to various building restrictions such as minimum size and all-natural building material requirements.
