Enjoy the Sweet Life

The award-winning Sugarcreek Preserve is a Fine Homes Conservation Neighborhood, located just 40 minutes west of Milwaukee in historic Walworth County. The idyllic Preserve offers resident homeowners the once-in-a-lifetime opportunity to build and live beautifully on 260 bucolic acres of restored prairie and old hardwood forest, further enhanced by streams, a spring-fed lake and miles of nature trails.

Only 52 homesites comprise the Sugarcreek community, with 170 additional acres preserved in perpetuity. The quiet neighborhood streets wind gracefully through the conservancy, affording views of prairie to the east and the forested hills around Cygnet Lake to the west.

Residents here enjoy private-access fishing, paddling, hiking and cross-country skiing, among other outdoor pursuits. An active Homeowner’s Association oversees a land manager’s care of the preserve, trails, and lake, and organizes periodic nature education events and gatherings.

Sugarcreek Preserve is already a well-established community in the Elkhorn School District, with many fine homes already completed and occupied. There are currently ready-to-build options available – as well the opportunity to custom build with one’s own contractor. One-plus acre lots with varied exposures range from $48,000-$90,000.

The History of SugarCreek Preserve

When Lake Geneva, Wisconsin businessman, Mike Keefe, first saw what is now SugarCreek Preserve community, the land was a mere shadow of what it is today.  First owned by a local family with a small trout farm, the 260-acre property was later used for many years as a private campground and then abandoned by the owners.  Garbage and noxious weeds had taken over the prairie, the lake was over-fished, and the woods were overgrown with buckthorn and other non-native species that were choking the forest.

Recognizing the neglected property’s underlying potential for nature-lovers, Keefe joined with a few other local entrepreneurs to re-create the land as an environmentally-sensitive, low-density conservation neighborhood, with 170 acres to be held and managed as nature conservancy in perpetuity.  With the help of environmental specialists and a dedicated land manager, the group worked for several years, restoring the prairie, refreshing the forests, laying out streets with minimal environmental impact, and creating nature paths to and around Cygnet Lake for the residents private use and enjoyment.

Dennis Carnes, another local leader who worked on the project from the outset, notes what a massive effort was made to restore the prairie – just one element of the overall conservation project.

Carnes recalled, “After an extensive cleaning up of the meadows, we burned and replanted the prairie, seed by seed, even hand-drilling the seed holes into the frozen ground.  Despite all efforts, the wildflowers didn’t take the first year, and we had to do it all over again the next.  It was truly a labor of love.”

He concluded, “To see SugarCreek Preserve in all its natural splendor today is a very rewarding vision….It’s truly a beautiful place to live and enjoy life.”

The Homes of SugarCreek Preserve

The SugarCreek Preserve community master plan allows for only fifty-two homes to be built on one-plus acre lots, all surrounded by conservancy.  The neighborhood is comprised of three winding streets that are hidden from the main road, and blends in seamlessly with the rolling hills, woods and open country that characterize this beautiful part of Southeastern Wisconsin.  The fine homes being built at the preserve follow sound and sensitive architectural guidelines, and reflect the high quality of the development.  Each house is further enhanced by fabulous nature views from every direction.
